  • Covid-19 Cancelation Policy

    Due to the Covid-19, we have altered our cancelation policy.

    • Any reservation that starts on or prior to April 30, 2020, is eligible to rebook without a penalty for a future date or receive a full refund.

    • Any reservation that starts on or after May 1, 2020, and is between 30 and 8 days from arrival is eligible for a credit to rebook for a future date.

    • Any reservation that starts on or after May 1, 2020, and is 7 days or less from arrival is not eligible for a credit or refund unless Grand County, Utah and/or Moab City close lodging.

    • Any reservation that is beyond 30 days from arrival the standard cancelation policy is in effect.

  • What is our payment policy?

    A credit card is required to reserve a vacation rental. We accept Visa, MasterCard, Discover, and American Express. Your credit card will be charged 50% of the total amount at the time of reservation. The remaining balance will be charged 30 days prior to your arrival. If your reservation is made within 30 days of arrival your credit card will be charged the full amount at the time of booking.

  • What is the cancellation policy?

    Full refund less 5% of the amount charged (this is to cover credit card fees that are unavoidable) if canceled at least 30 days prior to arrival

    No refund if canceled within 30 days of arrival

    No refunds for late arrivals, early departures or no-shows

  • What is check-in / check-out time?

    Check-in time is 4:00 p.m. or later. Check-out time is 10:00 a.m. or earlier.

  • What items are provided?

    Included with your vacation rental are linens, towels, and an initial supply of dish liquid, dish powder, bar soap, shampoo, conditioner, facial tissue, toilet tissue, and paper towels. Your vacation rental is equipped with all the basic necessities. All you need to bring are your personal items, food supplies and enthusiasm for your vacation to Moab!

  • If the pool or hot tub is out of order, do I get a refund?

    At Arches Vacation Rentals, we do our best to ensure you have an outstanding vacation experience, but sometimes things happen that are beyond our control. We will do our best to notify you prior to arrival but cannot guarantee advance notification. For example, if the swimming pool or hot tub is not working, we are unable to provide discounts or refunds.

  • What about pets?

    A maximum of two dogs are allowed in pet-friendly properties only with prior approval and are subject to a non-refundable pet fee. Renters are responsible to pick up and properly dispose of pet waste. If a pet is in your vacation rental without prior permission a $250 fee will be charged.

  • What does my cleaning fee include?

    Our housekeeping staff will provide a full cleaning of the rental unit upon your departure, including laundry. If the rental unit requires excessive cleaning then you may be charged an additional fee

  • What if I break something in the unit?

    If there is damage to your vacation rental then you will be charged for the repair or replacement of the damaged item. If an item is missing then you will be charged for the replacement cost of the item.

  • Can I smoke in the unit?

    All of our properties are non-smoking. The Utah Clean Air Act prohibits smoking (including vaping) inside any building, garage or within 25 feet of any window, door or air intake for a building. A $350 fee will be charged for smoking inside a vacation rental.

  • What about internet and cell coverage?

    Cell phone coverage is available in most areas by major carriers. Please check with your carrier for a detailed coverage area.

    Free WiFi Internet is available in most of our vacation properties.

  • How old do I have to be to rent a condo?

    The minimum age to rent a vacation home is 25 years old. This is a requirement of our insurance provider.

  • What if I leave something behind in my rental?

    We are happy to check for any missing items and return them to you. Arches Vacation Rentals ships those items via UPS. A physical address is required (no P.O. Box). You will be charged the cost of shipping.

  • How do I find and access my condo?

    If arriving after dark please note that Moab has a Dark Sky Ordinance that prohibits many lights. Please see your confirmation for directions to your unit. GPS works well but does not always pick up the correct location. Arches Vacation Rentals utilizes electronic locks on each of the properties. The code for your reservation will not work prior to check-in time. Please note that check-in is anytime after 4:00 pm. Please go directly to the rental unit. There is no need to go to an office.

  • Are there dinosaurs at the condos?

    Well, of course, there are! Check out the grounds around Red Sands Habitation and you may just see one.
